Preliminary Concept #1

 

SITE LAYOUT DESCRIPTION: The Spa has basically been positioned in the existing excavation hole and we have applied the 5,810′ elevation to represent the proposed Spa’s finished concrete decking elevation.

 

The Spa’s “Bond Beam” elevation would be set at 5,09.66′ (.34′ = +/-4.00″ lower) to adjust for the concrete deck thickness. As well, portions of the Bond Beam shall be “Raised Bond Beam” according to the structural engineering schedule in order to accommodate any of the the proposed Owner’s option features (see below).

 

At the south end of the Spa there are radius entry steps and a dual handrail along with an adjacent Lift Chair location per code.

 

The Spa has several seating interior benches that will provide individual seating locations and thus accommodating multiple jets placements for specific massage and relaxing jet functions.

 

Due to commercial / public pool / spa codes there are several components that are mandated as prerequisites for gaining approval i.e.;

This design concept has also introduced several fresh ideas into the overall Spa theme that can add to the patron’s enjoyment while using the facility i.e.;

  • New Rock Walls (in order to establish 5,810′ Spa FC elevation)

 

EXISTING BOULDERS: The existing Boulders would be utilized in collaboration with using natural and faux rockery (gunite carving / texture / coloring / staining) in order to practically create a random and variable size appearance (large – medium – small) to the rock formations, which could closely resemble the effects of nature.

ROCK WALLS: Concept #1 layout will utilize a combination of both Faux and Natural Rock in order to construct walls that are necessary for collaborating the existing grade and established new grades that can allow the Spa to be placed at the 5,810′ elevation and provide for ADA access.

 

ADA ACCESS RAMP: Concept #1 has provided a 5′-0″ wide access ramp routing at the north side of the Spa that connects to the Spa’s decking which allows access to the Lift Chair located at the south side of the Spa.

SECTION 3100 CODES;

 

ITEM #1a 3114B.1 General:

A minimum continuous and unobstructed 4-foot wide (1219 mm)
slip resistant, cleanable, nonabrasive deck area of concrete or like material shall be provided flush with the top of the pool coping extending completely around the pool, and the deck area shall further extend 4 feet (1219 mm) on both sides and rear of any diving board, fixed disabled access assistance device or slide and their appurtenances. The deck width shall be measured from the poolside edge of the coping lip.
 
Exception:
 
A deck at least 4 feet (1219 mm) in width shall extend around a
continuous 50 percent or more of the perimeter of a spa pool.

 

ITEM 2a 3114B.2 Deck Slope:

The pool’s deck surface shall have a slope of no less than 1.00 percent
(1/8 inch per foot) but no more than 2 percent (¼ inch per foot) away from the pool to a deck drainage system and shall be constructed and finished to prevent standing water.

 

ITEM 3a 3114B.4 Deck Covering:

Deck coverings or other materials that are not equivalent to concrete in strength, durability and slip resistance and are not able to withstand repeated brushing, scrubbing or cleaning procedures shall not be installed or used within 4 feet (1219 mm) of the pool.

 

ITEM 4a 3114B.5 Unpaved Areas:

Landscape plants, flower beds or similar unpaved areas shall not be located within 4 feet (1219 mm) of a spa pool.

 

ITEM 5a 3111B.6 Handrails for Spas:

Two hand rails shall be provided extending from the deck to not less than a point above the top of the lowest step in accordance with Figure 31B-7. The steps shall be located where the deck is at least 4 feet (1219 mm) wide.

 

ITEM 6a Section 3112B Handholds:

Every Pool / Spa shall be provided with hand-holds around the entire perimeter installed not greater than 9 inches (229 mm) above the waterline.
 
Exception: The enforcing agent may accept other hand-holds for Pool / spa.
