Why Do We Start With A Plot Plan…

We start with your property’s PLOT PLAN because this document will provide us with accurate survey information, which can reference several important elements in preparing PERMIT-ABLE PLANS for officially authorized development of your property i.e.;

  • Assessor’s Parcel Number (APN#)
  • Building Set-Backs (SB)
  • Public Utility Easements (PUE’s)
  • Lot Property Line Dimensions (PL)

These are important 1st steps that can help to identify any RESTRICTIONS that may exist on the space that is presumed to be available for building.

When these can become discovered prior to engaging the DESIGN PROCESS, then it will allow that process to develop in accordance with what is officially sanctioned.

Once the AVAILABLE SPACE has been clearly identified, then our DESIGN PROCESS can begin to help you prioritize and designate the USAGE ZONES areas within the allowable yard space.

In doing so, the proposed development will not conflict with the officially sanctioned conditional use of the property and PLANS being submitted for the proposed construction are more likely not to be met with objections by the plan checking officials.
