Due to some dimensional inaccuracies on the Site Plan document that was provided, it was necessary to develop a revised Site Plan layout. This was needed in order to be able to make references to the original layout in relationship to any proposed changes.
 
Therefore, we have begun by producing an UPDATED SITE PLAN LAYOUT that more authentically represents the original Swimming Pool and Restroom Facility.

The image below indicates what we have come to know from the documents provided and the Site Visit Observations (SVO) indicating the dimensional measurements for the; Swimming Pool, Spa, Kiddie Pool and Restroom Facilities Layout.

 

In addition this image provides a DETAIL ASSIGNMENT LEGEND that has also assigned a numbered and symbolized listing of all of the major considerations that are required but do not currently exist at the facility. The purpose of these assignments is to identify what will need to be considered and addressed as part of the remodeling efforts.

NEW PROPOSED SWIMMING POOL / SPA / KIDDIE POOL REMODEL LAYOUT

 

CONCEPT #1 DESCRIPTION

 

The CONCEPT #1 New Proposed Swimming Pool / Spa / Kiddie Pool remodeling layout above represents several proposed changes to the existing facility. Although the “Restroom Building” is exhibited on this Concept #1 Layout the interior dimensional layout for the Restroom only represents the original layout, as changes have not been addressed, as of yet.
 
The interior dimensional changes (as required) will be addressed upon finalizing and confirming the updated square footage sizes of the Swimming Pool, Spa and Kiddie Pool’s, as the “Bather Loads” regarding patron usage will be based upon the total area of Decking, Swimming Pool, Spa and Kiddie Pool surface areas.
 
The final patron quantification is what will decide the number of Showers Toilets, Urinals, Lavatories (Sinks), etc. that will be required, Per California Code Title 2400, Section 3100.

CONCEPT #1 REMODELING CHANGES

 

The CONCEPT #1 Swimming Pool layout exhibits changes to the Swimming Pool Entry Stairs locations and has provided dual Handrails at each side of the pool for greater ease of entry.

 

There are two (2) Automatic Pool Covers being proposed (two required due to pool length exceeding 50′-0″). also, an ADA compliant Tennis Court Access Ramp leading from the Swimming Pool area to the Tennis Courts has been added in lieu of the non-compliant existing set of steps.

 

The Spa and the Kiddie Pool have been more symmetrically / evenly spaced so that their remodeled locations will involve a complete rebuilding of both features.

 

Additionally, The Americans with Disabilities Act (ADA) protects people with disabilities from discrimination. Disability rights are civil rights. These regulation range from voting to parking, and the ADA is a law that protects people with disabilities in many areas involving a commercial / public swimming pool facility.

 

Therefore the facilities must meet and comply with ADA requirements.These regulations shall involve compliance for Gates, Doors, Wheel Chair Ramps, Lift Chairs, Bathroom Components i.e.; Toilets/ Stalls, Urinals, Showers, Dressing Areas, etc.

STEP #2 DESIGN DEVELOPMENT

 

In order to progress from the Step #1 the design efforts exhibited on Concept #1 (see above) when accepted or revised will then progress into the FINAL DRAFT. This will then be referred to as Step #2.

 

Upon acceptance of the FINAL DRAFT a DESIGN PROPOSAL / QUOTATION will be provided for producing the to-be-made inclusive complete DESIGN WORK SCOPE involving all elements that are to be considered and made inclusive.
 
If the initial DESIGN WORK SCOPE needs to be revised during the course of the project then a DESIGN ADDENDUM can be issued for gaining acceptance and approval.

 

When finalized the Final Draft will represent the “Base Drawing” for all of the advancing mechanical layers.
