Design Fee Basis…
Our design fee structure is based upon an evaluation of the Estimated Retail Construction Value (ERCV) for your project.
It’s important to keep in mind that detailed accurate planning doesn’t cost, it pays dividends during the process of building a project.
As well, when a project is completed the ADDED VALUE of enjoying a “grief free” easily maintainable outdoor living environment enables you to spend more quality time with your friends and family, and that’s priceless!
The truest value of such efforts are only fully appreciated while enjoying what comes from the fruits of such labor. Great planning is a laborious time consuming task but, when completed the resulting plans and specifications afford you the ability to delegate your vision, with greater confidence that your expectations are in fact obtainable.
The meaningful value from such planning effort comes from the greatest return on your investment dollars -$$$. These measurable accomplishments can be seen in achieving 1st class construction results that transition from expectations to realization!
Of course one would want to know where a “base price” for design begins, correct? The short answer is; it depends upon the desired level of planning information and the technological sophistication required to exhibit a design.

Outdoor living environments can involve array of different considerations ranging from a simple swimming pool and or spa to advanced water features and or river current system. Depending upon the time involved and the number of planning sheets required to produce a custom design, pricing for plans and specification will vary.

The Plot Plan…
We will need a copy of this document, which will provide us information referencing several important aspects of your lot i.e.;
- Building Set-Backs
- Public Utility Easements
- Lot Dimensions
- Etc..
These are things that can restrict the space available for building and this we’ll need to know prior to engaging the design process.
In order to correctly exhibit any proposed development, we must first familiarize ourselves with any of these restrictions so that the proposed development does not conflict with the officially sanctioned conditional use of the property.

The Process…
Our approach to planning an outdoor living environment involves a few sequential steps for getting your ideas and our knowledge and experience rolling on the same page!
We start by having you precede with the following;
- 1st Email us a legible pdf. or jpg. file copy of you property’s officially recognized Plot Plan or Parcel Map.
- 2nd Provide us with a rough sketch and or drawing of your initial ideas.
- 3rd Complete our Request for Information (RFI) (See form at bottom of this page and submit)
The FORM below has been developed in an effort to provide you with assistance for expressing your desires. There are many choices but, don’t feel that you need to answer every question, as some will not pertain to your project.
